Move Out Instructions & Notice Guidelines

When your notice to vacate the property at the lease end has been received, we will be placing a sign on the property and start to market the property for rent. We will call you at the numbers you have provided to arrange for showings on the property 24 hours in advance. Please call the office to schedule your move out inspection on or before the last day of your lease. All inspections must be completed the normal workweek of Monday through Friday. Our office is closed on the weekends. The inspections are scheduled from 8:30 am -4:00 pm. Keep in mind that a number of residents will be moving during this time. If the last day of the month falls on the weekend, your move out inspection may be extended through Monday.

At the time of inspection, all of your belongings must have been removed, all keys and garage door openers (if applicable) turned over and you’re forwarding address given to management.

Utility shut off notices should be scheduled for the same day as the lease expiration. Any premature shut off notices will cause a delay in the return of your deposit. We will have to wait on the utility bills in order to pro-rate your share of the cost and charge this amount against your deposit.

Just a reminder! Your account must be current. In accordance with the law, you cannot use your security deposit as rent. Your security deposit and or disposition of your deposit will be mailed to your forwarding address within 30 days of move out inspection.

The original move in inspection report will be used for the move out. The Resident(s) is/are responsible to return the unit in the same good condition that it was received. Residents are requires to have the carpets steam cleaned by a professional carpet cleaning company and provide a copy of the receipt at move out. All damages, cleaning, painting, replacements and/or maintenance will be charged back to the security deposit.

If you are responsible for your lawn care, the lawn must be mowed, shrubs trimmed and in good condition at the time of your move out inspection. If you have an outside storage building, this should also be clean and free of trash debris or personal belongings.
