How many rentals do you manage?
We have 100’s of rental properties, including single family homes, that we manage in Central KY.
What experience does your company have in managing rentals?
The owners of Positive Property Management have each been in Real Estate for 30 years. Both in sales, property management, new construction, and as investors themselves. As investors in rental property themselves they understand the need for transparency between management and owner. Our sales associates are also investors in rental property. So whether you are holding, buying or selling, they know what tenants are looking for, what rents, and what the price needs to be to make a successful investment property.
How do you determine rent amounts?
There are several factors that go into determining the right rental price. Value of home, size of home, location of home, and market are the big ones. Having rentals in most every neighborhood in central KY helps us know what an area will bring based on the amenities of the home. We are consistently looking at the market to see if rents are increasing or static in areas as well. Each year when a tenant’s lease comes up for renewal or when a tenant gives us notice we will make a recommendation to you on price adjustment.
Are you currently an active real estate investor in your market?
Just about everyone at Positive Property is an investor. Being investors ourselves allows us to better understand the needs of our property owners. We understand and appreciate ourselves what it takes to make a successful investment property and share our personal experience with you to help make the right choices in your personal investments.
What are the management fees and/or pricing options when the property is being rented?
Our pricing structure will differ based upon the number of rental units an owner has. Call us for a pricing structure tailored to your investments. But we can guarantee you:
- No fees when property is vacant
- No markup on outside maintenance
- No start up fees
- No fees for inspections
- Reasonable rates on ordinary maintenance
Are there fees when the property has no tenants?

Do I have to sell my property with you if I want to list it?
You don’t have to but we hope you will WANT to. All of our property owners are given a discount on our normal fees for buying and selling real estate. If there is a tenant in the property and you decide to sell, not only do we have a pool of other investors to help market the property to on hand, but it easier for us to coordinate with the tenant for showings
How do you collect rent from tenants?
Tenants are encouraged at move-in to set up an account through our online portal and rent can be paid online. We also accept rental payments through mail, direct deposit, and we have convenient office hours where tenants can bring their rent for drop off, with an after hour drop of box.
Do you offer eviction warranty (also called 'screening guarantee')?
We do a thorough back ground, income, credit screening on all our new tenants, but there is no sure fire way to guarantee the future. With death, job losses, and unforeseeable tragedies, no tenant is a sure bet. If a tenant does require eviction within first 5 months of lease, we re-lease the property and waive the leasing fee.
What steps do you take to market properties?
Every property is different. Some you put a sign up and it is rented within 24 hours, some executive homes take longer. Some home owners associations do not allow signs, and some do. So we target our marketing based on the price and location of the home. We do use the following tools:

What are your income and screening requirements for applicants?
We like to think of each applicant as a big picture. Some may have no rental history; some may have little or no credit. Each property owner can absolutely discuss with our staff, requirements they would like to see on their ideal tenant. If anyone doesn’t meet our expectations in one or
more areas, we always discuss with owner before denying or accepting. Our application process includes:
